HOUSE RULES
1. You do not have exclusive use or occupation of the communal areas of the flat and must share the use of the kitchen, bathroom/WC and corridor within the flat with the other tenants.

2. YOU MUST;
You must vacate the room and any communal areas by 10am on the last day of your rental period.
Clean the bathroom and WC and kitchen after every use and ensure that they are kept in a hygienic state for use by you or others at all times.
Familiarise yourself with a route of escape in the event of fire.
Ensure that all electrical items and appliances that you bring into the flat meet British safety standards and statutory regulations.
Ensure that the building is securely locked when you leave, this includes ensuring that windows are fully closed and secured.
Only keep foods in appropriate places. Milk and other dairy produce must be always kept in the fridge.
Remove all of your food from storage at the end of your rental period and clean the area where it was kept.

3. YOU MUST NOT:
interfere with the electrical installations in the building or use any equipment which is likely to overload the electrical circuits.
interfere with the fire alarm.
interfere with the boiler, other than by following the instructions given to you by the owner to operate it for the purposes of turning the heating on or off.
put anything down the toilet or sinks or otherwise into the drains which is likely to block or damage them.
interfere with the fabric of the building (for example; radiators)
prepare and cook food anywhere other than in the kitchen.
use a deep-fat fryer, including using a saucepan or chip-pan in a similar manner, anywhere in the flat.
smoke in any part of the flat.
allow naked flames, including candles, burners or joss sticks or any other living flame device, anywhere in the flat.
use a barbeque in the garden except with the prior and express permission of the owner.
use the room for any illegal or immoral purpose.
generate levels of noise whether in the room or communal areas of a level that may disturb other residents or neighbours and in particular you must not generate any noise that may be heard in any neighbouring room or by any neighbour between the hours of 09.30pm and 8.30am.
permit anyone else to use or occupy the room or stay overnight in the room or any communal area, except and unless authorised by the express permission of the owner.

4. The Communications Act 2003 states that you have to be covered by a TV licence to watch live TV on a TV set, a laptop, tablet or any other receiving equipment. It is therefore your responsibility to obtain a TV licence should you choose to watch live TV in your room or the shared social areas. You will not be covered under any licence that the owner may hold.
You must not:
obstruct access to the room or building.
interfere or tamper with any fire alarm system or equipment nor impede any means of escape from fire.
fix any television aerial, satellite dish and/or cabling to the fabric of the building or run wiring across any shared area of the building.
paint or decorate any part of the room or building.
make any alterations or additions to the fabric or surfaces of the building.
apply sticky tape or adhesive to the walls or stick pins, nails or screws into the walls
change or install any locks.
interfere with or make any alterations to the heating, cooking, gas, electricity, water or drainage services or installations and not cause disconnection or obstructions and not cause disconnection or obstruction of any supply of services to or from the room or building.
You must:
comply with all Health and Safety legislation.
familiarise yourself with fire escape routes and comply with the owner from time to time in connection with the evacuation of the building whenever a fire alarm is activated within the building.
keep the room, kitchen, bathroom, WC and corridor in a reasonable condition so as to provide a safe and inoffensive environment for other licensees, the owner and contractors when inhabiting or visiting it.
promptly report any disrepair, damage or defect affecting the room, the building or the contents.

USE AND CONDUCT

You may only use the room for your personal use only. You must not use the room for any business purposes.
You must take reasonable care of the room, the building and the contents and behave as a reasonable and responsible occupier would normally do.
All furniture or electrical items and appliances you bring into the room or building must meet safety standards for items of that type in accordance with current British standards and statutory regulations,

be violent or abusive or act in an intimidating manner, or threaten to do so, nor harass or threaten harassment on the grounds of race, colour, religion, sex, sexual orientation or disability.
keep any firearms, weapons, knives (other than those required for general cooking or culinary purposes) or other dangerous items in the room or building.
store rubbish other than in proper receptacles that are emptied regularly when, or before, they are full.
keep any animal, bird, fish or other creature in the building, including the room.
Bring any illegal drugs or substances whether for the licensee’s own use or otherwise unless prescribed by a medical practitioner.
Bring any car, motorcycle, or bicycle or parts thereof into the building, nor effect repairs to any car, motorcycle or bicycle within the building.

You agree to abide by and be bound by the rules set out in the resident’s manual
ACCESS
You must allow reasonable access to the room to the owner or any workman or anyone acting on his authority for the purpose of examining its state, condition and compliance with this licence agreement and the residents’ manual, or for carrying out work.
The owner will normally give at least 24 hours’ notice but immediate access is to be given;
in the event of an emergency, or
to carry out inspections required by health and safety regulations, or
where the owner has reasonable suspicion that a breach of this licence agreement has occurred or that the property has been damaged or tampered with.

An incredible stay in a welcoming, clean home, I felt extremely comfortable in my room as the size was very good and the bed was so good it made me set my alarm back every time I woke up, I would also like to extend my gratitude to the understanding and welcoming nature of the fact that I would be returning late at night from work and Bea being so hospitable, I will most likely be returning should I be working in the area again, thank you so much

Our stay was very nice, everything was perfect and as described. Very clean and comfortable. Bea has been amazingly helpful, and made herself available to help even as we arrived late in the evening and couldn't find thr key she went out of her way to help us. Would happily stay there again in the future :)

Bea's house is in a lovely area in Bristol, easy access with public transport, or if you're like me and love your morning walk you can easily get to the city centre by foot, it just takes 30minutes to get to Temple Meads station and you get to explore the neighborhood, there's a golf course and a sport club not far from the flat. A beautiful and quiet park and a shopping centre can be found not far from Bea's house. All in all a lovely experience. would definitely come back :D
