Clay Farm is an 1850's Quaker farmhouse located on the quiet south side of Mendon Ponds Park.This is my family homestead and horse farm. I live in the back wing, and in the separate wing in the front, three very private bedrooms can be rented.I have been planning to open a B&B since moving back here nearly three years ago.I completed a long series of capital improvements (remodeled bathrooms, wood floors redone, new roofs, new furnace, insulation upgrade, and full interior painting).
This is a very historic home though we chose to not allow tours. It has all the wonderful features of a Quaker farm house, including a huge farm-kitchen with staircases off each side going up to each wing of the house. The rental wing is quite private with a private entrance, and stairwell. There is a bathroom for this wing. Please note that the ten stairs are relatively steep, so not great for arthritic folks or pets, or any disability affecting stair climbing.
Besides the whole wing of three bedrooms, a bathroom, and hallway, guests can use the dining room as pictured, and, for now, the living room, since the television is set up there. The local health department restricts most use of the main kitchen; however, the dining room has a refrigerator, a microwave, and a toaster. Coffee, tea, cereal, and milk will be available. The room has ample space at the late 1700's tavern table, beautiful plants in the dry sink, and stained glass in all three sun-drenched, south-facing wavy glass windows. There is also a covered front porch off the dining room, so you can enjoy your morning beverage outdoors. Please see note for pets below.
My sweet dogs, horses, and cats all love attention. I could not be luckier, and would not like to see their well-fare and safety compromised. I only can have a dog with a sweet disposition, like my own girl, an Eskimo-Poodle, and sometimes a Dachshund. I walk them daily and enjoy company.
Please note that only non-alpha/flea-tick treated/fully house-trained dogs can be approved. It would be a rare for me to approve a cat here, as much as I love them. I know they are not happy in new places and can cause a lot of damage. Airbnb does not have a section for a charge for pets, but I now require $50 for the first day, and $10 for each additional day. Pets can not be left alone here for extended periods. If your pet marks anywhere indoors, you will be responsible for full cleaning, and droppings must all be picked up using the pooper-scooper and bucket by the back deck. Pets require much more general cleaning, including more vacuuming and mopping.

Your stay can be as private as you would like. I am generally busy until dark, but only away from the farm for four hour stretches in the afternoon. I enjoy offering suggestions that might enrich your stay. I work hard to keep the pool clean, and I am happy to share it. There are also public tennis courts a block away, and I can loan out tennis rackets and used balls if you need them.My map is not correct since I don't want outsiders to locate the home. I will send the address and directions, if needed, after reservations are made.
Please also note that there is a bee hive in the back of the house which is not the rental area. However, anyone with allergies should be aware of this. On a personal note, I have never been stung around the house by these honey bees, except when one was trapped in the pool skimmer.
Please also note that at present the master bedroom has an AC unit which cools the room beautifully, and can be adjusted. The room is 16 feet by 14 feet, plus a big walk-in closet, so extra people can fit in. I have two under the bed mattresses and thick workout mats that will easily fit in there as well.
Please also note that there is not a kitchen for your use due to strict NY State Health Department rules. There is the microwave, coffee machine, and a small refrigerator. You are welcome to have meals in the dining room.
I believe that most folks work hard to do the right thing as far as basic considerations go. I am straight-forward in my communication and hope to be a good host. This home is ideal for more people, and I welcome it. I have a good bit of experience since I started my own company managing lake cottage rentals (so I could use one!), and found that we had many return guests who really appreciated the personableness. I also helped my family set up rentals for two of our homes near Bar Harbor, Maine. I think they are mostly already booked for the season (at this writing, 4/26/16), but if you love Acadia, please ask me about them.
Seems I haven't mentioned rules, but will make up signs for precautions that need to be taken, such as swimming with an adult, or closing the pool gate. I don't allow smoking indoors, but the covered porch works well for outdoor smoking. For confirmed reservations, I will have an email attachment that explains a bit more, and gives a proper map.
I grew up in Mendon and then Mendon Ponds where I was lucky to ride horses in Pony Club and the park. I also started racing cross-country skiing for Honeoye Falls for the first year that it was allowed for girls. I continue to ski, and raced in college and afterwards. The park has ideal trails and roads for skiing, riding, biking, kayaking, and hiking. I can loan out skis, bikes, and kayaks. I love to spread my passion for these sports which can be done at any age, by nearly anyone. Dogs can go off-leash in a private area of the park behind my home, and away from all roads. My rescue critters are all super friendly, and love people contact. Most anyone enjoys being around the pool (complete with an extra dog bath), a slice of heaven on hot, humid days.
