Panelled bedroom, vast and spacious in the Old Hall, Brant Broughton.
This room has a canopied King-size bed with 100% cotton sheets and feather & down duvet.
It also features a cream sofa bed to accommodate a maximum of four persons within the room.
The large 'Old Hall' as a whole is not fully renovated. But the listed guest room, lounge-lobby & bathroom is absolutely ready for visitors, self-contained & very comfortable.
The room has a TV, large desk, fireplace, (which can be lit ready for your arrival),
sofa (bed) and bedside reading material- magazines/books.
Tea & Coffee tray in private entrance lobby area.
The room has dark curtains, but not total black-out. The room is west-facing so no morning sun, but sometimes an impressive sunset.
The bathroom features a bath, stand-alone shower, sink & WC. The bathroom has towels, bath mats, a carpet & stone-mullioned window.
There is a lounge-lobby with a reading lamp, armchair and side table.
There is plenty of off street parking at the Old Hall, 5 cars in main parking area and much more available.
Access via front driveway gates, past main house, past garage, parking on right on grass.
The Bedroom, Bathroom, Lounge-Lobby area self contained.
Kitchen for breakfast (shared with owners) and Garden (also shared with us).
We are happy to interact with guests if they would like us to.
The house is very large so they can equally have their own space.
Someone else will be present in the house during your stay.
Most of the small village of Brant Broughton is in a conservation area, having a very wide, attractive main street with many of the houses dating back to the coaching days of the 18th and 19th centuries.
It has a beautiful Parish Church called St.Helen's (which is said to have the most elegant spire in Lincolnshire.)
There is a pub called the Generous Briton, a campsite, a Weslyan Chapel, a Heritage Room and a Village Hall which hosts various activities.
There are about three buses a day into Newark and Lincoln and other connecting services to the attractive Wolds area.
The Generous Britain pub is open up until 9pm serving good food only a few doors down. Closed Sunday evening. (Tel: (phone number hidden))
If you would like us to provide a home-cooked meal for an evening (or a lunchtime) of your stay at The Old Hall, we can cater for either 1 main course for around £10 per person, up to a full 3 courses with a glass of wine for around £25pp.
Please just tell us what you would like and we'd usually require 48 hours notice.
No Smoking within any buildings and no candles to be used please.
This is a family home so quiet time between 10pm and 7am please.
Wireless internet is set to turn off between 12 midnight and 6am but this can overridden with prior notice.
Guests to use main front door during their stay but for fire purposes there are exit doors on every side of the ground floor.
Boundary main entrance gate is locked overnight (you will have a key).
There are two pedestrian gates.
Lovely host and family! Great bed in quiet room which was exactly what we wanted.
We had a nice one night stay. Loved the comfy bed and all the space. The Generous Briton pub next door is also very handy for dinner. Zannah was very welcoming and especially looked after our baby daughter's needs which was very kind.
Zannah, Arthur and the children were very welcoming. The Old Hall is in a pretty village. The Hall itself is in the midst of a vast renovation project, which is interesting to learn about. But the guest room is large, fully completed and has beautiful furniture.
We had some issues with the listing not being as described - the state of the remodeling was a bit rougher than we expected (the stairs to the room were exposed insulation and very rough and loose, the room has very old windows) and there was no central heating (space heaters instead and a small fire) that took a while to get the room warm with the very drafty windows and space. Also the hot water way a bit of an issue as well, it ran out very quickly and took a while to refill - could not fill even half a bath to take one- the pressure was a trickle too- the shower had good pressure though, as an alternative. Note that the host turns down the hot water heater and the internet off at night which is an issue for later night people that may need to work or take a bath after 11pm.
We are very sorry you were not happy. We feel we did all we could - ensuring the hot water was on constant, over-riding wi-fi midnight turn off (this is no problem at all) and felt that actually, nothing we could do would have satisfied you, it just wasn't what you wanted.
Just to take the opportunity to clarify on here...... we currently have 2 separate listings on here:- one is the Master suite of the Grade 2 listed 17th Century Old Hall with single-glazed sash windows & surprisingly fast-flowing hot water but slower-flow cold water. It is being subtly, thoughtfully restored. The other listing (Perfect guest room) is in a cottage with double-glazing & a relatively modern interior. We look forward to greeting guests, if anyone has any queries please do not hesitate in contacting us at any point.
Another lovely stay with Zannah and family. The wonderful old house....obviously work in progress ..is getting there...good to see the changes. Our suite was amazing.....so spacious and interesting. Loved all the ancient wood panelling and the bed canopy. The big bed was super comfy too. And the bathroom was enormous. ..wish we'd had longer to check the jacuzzi bath!
The village is most attractive and peaceful . It was good to be so handy for the pub, where we had a great meal. We enjoyed being near to Lincoln, yet way out in the country. We explored the lovely Wolds and visited some delightful little towns and villages, all in a comparatively short time. Zannah and Arthur could nog have been or helpful!

We are in our 30s and live in a village called Brant Broughton.
We offer guests a room in our 200-yr old cottage that we've made as efficient as possible and used lots of natural materials. Plus rooms in a 17th Century house that many years ago was an old boys school with an annexe "The Buttery" and huge gardens.
We have a seven year old son who can be very very very quiet in the mornings and a two year old who, so far is sometimes not quiet, but we'll make sure doesn't disturb you!
