Set on Hitcham’s winding Lane, located in heart of Hitcham Park, the best of both worlds, a pocket of countryside with easy accessibility to shops, restaurants, and attractions.
The Cottage and Garden is for your exclusive use and pleasure, though wildlife, ducks-parrots-red kites-heron-squirrels-muntjac deer-cows, and the rare Mr. Fox is likely to also make an appearance.
Accessible to London 45 min drive. 4-6 min drive to all necessities/pubs, etc.
Perfect for family gatherings, quiet friend get-togethers, and small neighborly celebrations (No STAG parties) however, we would love to host your Hen!

A cozy breakfast nook comfortably seats 12, and our formal dining room seats 6-8 (near a working fireplace, smokeless-woods).
The kitchen is fully equipped with a 100cm electric range cooker with a double oven. A washing machine and tumble dryer and microwave in the utility room. The pantry is full of dishes, bowls, jugs - everything you could possibly want. So if you are real foodies you won't be short of utensils, pots and pans.
The house is extremely spacious at 10 people (with 2 people per bedroom) and can accommodate up to 16 plus with flexible bed arrangements!
UPSTAIRS BEDROOM #1 The ceilings are high and the room is large. Huge imported American King bedroom four-poster bed with en suite bath, rocking chair/recliner, bathtub room, decorative fireplace, and single trundle bed. A long, narrow windowless BONUS room is only accessible through bedroom #1's hall, you could fit a cot, 2 toddler beds or air mattress.
There is a small completely enclosed hallway connecting the bedroom and bonus room where you could put a toddler bed or cot in a push)
UPSTAIRS BEDROOM #2, The ceilings are high and the room is large. Located in the middle of the hallway, with a king bed and red toile accents. There’s a single-trundle bed beneath the king and a decorative fireplace.
UPSTAIRS BEDROOM #3 The ceilings are high and the room is large. Light blue walls located in the corner of the house, with two windows. This room has an huge American King bed, two single-trundle beds beneath it. The room has a sink basin. A family bath and shower room are adjacent.
UPSTAIRS BEDROOM #4 The ceilings are high and the room is small with a single bed (Daybed) and a single-trundle. This bottom trundle is more suitable for a child. The room is adjacent to a 1/2 toilet.
MAIN FLOOR BEDROOM #5 (wheelchair accessible) is a medium-sized room with an adjustable king bed, a working wood fireplace, and beautiful garden views. This bedroom has access to a built-in closet in the hallway and drawers under the stairs. It might be my favorite room in the house for the prolific morning birdsong in the summer, when the windows are open all night long.
The large SITTING ROOM has a fireplace. The sofa in this room is long (imported from America) and down feather-filled, it's very comfortable and can sleep one tall adult. There is also a small double pull-out sofa mattress suitable for 2 people, if you move the coffee table.
*Please note if you’re looking to have more than 10 people, please stagger your shower use.
*The trundle beds, have a standard size single real mattress, which you can move around the room as you please, and slide back under the bed when not in use. Having the trundle beds out is fun, and likely the most comfortable sleep over you will have. :) We hope your family and friends enjoy the versatility, good value, and intimacy the trundle beds create as much as we do! In America, we call it as slumber-party.

This historic multi-generational family cottage is all yours!
*There is an unfinished side barn and attic which are locked and inaccessible.
In keeping with the times in which the cottage was built, it was built horses were the mode of transport, the back of the cottage is roadside, and the size of the cottage is hidden in this view.
-The main floor is wheelchair accessible.
A bit of history, The gardeners cottage was built with the beams from a retired ship, you can see theses beams exposed throughout the cottage. The garden walls were once the walls of a grand mansion, the only listed garden walls in the area. Burnham is a busy little village with several nice restaurants. From the gardens of the cottage, you can hear the bells of Saint Marys Church which is just up the hill on Hitcham Lane. It's like something out of Four Weddings and a Funeral with the bells ringing and the bride coming out of the Church.
It is beautifully landscaped with a natural pond which cascades from the lions mouth fountain, if you're lucky you will see ducks paddling there in the mornings, and a sparkling stream with a seating area.

CHECK IN AND CHECK OUT TIMES AND FLEXIBILITY - PLEASE READ
Check in is 4pm, and check out is 11am. We need this time to turn the large house around between guests when there is a same day check out/in.
However, early arrival (2pm) is often possible if there were no guests prior, but is entirely at my discretion. I'll always do it if I can but if I can't, there's always a good reason!
Check out - If you are checking out on a Sunday, the 11am check out time is essential if we have new guests arriving same day.
If you would like to have the house for the whole day on a Sunday, then if it is available, I'm happy to arrange an 8pm checkout (allowing time for lunch and early dinner) for the equivalent price of 50% of one night of your stay.
Occasionally, a 2pm checkout is available at no extra cost, but is dependent on a number of different factors. Where possible, I can usually only let you know if the 2pm checkout is possible on the Friday when you check in, but there's no extra charge when it is available.
THE GARDEN: We currently are treating the pond water, and catching ground moles. Our neighbours have gardens that share a wall/hedge with ours defined by closed gates.
FIELDS around our home are Hitcham Park. If the desire to walk and explore tickles you, grab a walking umbrella, and explore the nearby Burnham Beeches, or Black Park. Your well behaved dogs are welcome!
FISHING – We have a stocked, upper fishing pond. Please ask in advance if you want to fish here as we let an angling club use it, and they will want to make further arrangements with you. This upper fishing pond is not the pond directly behind the house were treating, we have multiple ponds.
Check-in is any time after 4PM.
Check out is at 11:00. If we have any flexibility here we will always contact you.
We would like to be good neighbours to the surrounding houses. We would prefer families not to be in the garden too late at night so that they are not disturbed.
- We are very happy for guests to bring well behaved pets, but would request that they do not go on the beds or the furniture.
-Muddy footwear off at the door.
-Please rinse your dishes and load them into the dishwasher before departure.
-Quiet is essential after 10PM for our neighbors, please keep your noise levels neighborly.
-Please close the gates as small deer get in and eat the flowers.
-There are adjacent gardens, beyond gates, (our neighbors gardens, and not ours, that are defined by a closed gate). If you want to fish you must arrange in advance, we will connect you with the angling club. IMPORTANT: Use of ponds/garden and walking the pastures directly behind and adjacent to HPC is entirely at your own risk and is NOT insured. Bringing children, infants, and dogs onto HPC property and park is at your own risk, as there is water, nettles, a road, a garden wall that needs to be mended in some obvious areas, and ground mole traps *underground in the garden, and cows.
There are cctv deturent cameras at HPC in use when the cottage is unoccupied. They turn on automatically after check out time, and between our bookings.
Please smoke outside and away from the house if the windows are open.
Do not park on the grass, additional parking is on the side of the house across the street which is unpaved, and you can also close the gate and fit a car on the side towards the road.

We have a Cotton de Tulear dog Penelope who goes everywhere with me. I'm a meditator in my spare time (zen), I play at yoga, am studying weaving, and love riding motorbikes.
