Best aspect is the location, where Midtown meets Montrose, close to Downtown. Built in 1965, this almost 1000 square foot townhouse with 2 bedrooms 1.5 baths has a private fenced patio, 1 car off street parking. Comfortably fits two, and with a queen air mattress in the 2nd bedroom, accommodates four people.
It's about the location. A two story townhouse which has a sunken living room, smaller kitchen and a private patio that I have sought to make into an outdoor living room. Off street gated parking lot with an access code pedestrian gate and remote control to open the automobile gate. Street parking available except on Friday and Saturday nights when local clubs are busy. Convenient location close to downtown in a safe neighborhood, within walking distance of 40 restaurants and lots of clubs and bars. King sized bed with a pillow top Serta mattress and a Restoration Sleep Queen sized air mattress with a thick mattress topper.
Arrive with the gate code to access pedestrian gate to get to the key lock box to obtain keys to enter. I will message the guest the pedestrian gate code and key lock box code. Guests will have exclusive use of the townhouse, 1 parking space in front of the unit, washer dryer, wi-fi, Roku TV downstairs and a TV in the upstairs master bedroom with G-o-o-g-l-e Chromecast, private fenced patio and full kitchen. I do not have cable TV. Guests typically use their streaming services and connect through their smart devices to my Samsung TV. I have Mountain Valley Spring Water delivered monthly which is available for guest to use. An upstairs closet and some shelving in the 2nd bedroom used for storage is off limits otherwise everything else is available to the guest.
I am available by phone and text. Guests will arrive with (1) a gate code to enter the property and (2) a combination to the key lock box, received by text/email after the residence is booked. I do like meeting new people, but I respect my guests' desire for seclusion. If a guest asked, I am willing to meet them for check-in or otherwise.

The three large window shades are old and cannot be easily adjusted, and I ask that the shades not be adjusted. On Friday and Saturday nights there is a nearby club that can create some late night party/club noise. I find that the HEPA air filters in the bedrooms can provide white noise to block out the club sounds. The white noise making air filters come in handy when that happens. The top of the coffee table in the living room extends to be used for meals or for a laptop work space. This is an older place, and I have done some updates/upgrades. I will be doing more upgrades in the near future. The townhouse complex has a common commercial hot water heater and the location causes a delay for hot water to travel to my unit, but once the hot water is there is does not run out. Often, I will run a small load of laundry at the warm or hot setting or run the dishwasher to prime the hot water line or run the water a few minutes longer to get the hot water to my residence.
- Smoking is only allowed on the patio and in the front parking lot.
- Mountain Valley Spring Water is delivered monthly. If you are a guest for delivery day, I ask that you put the empty containers outside the front door for pickup and bring in the delivered full bottles. I usually line the bottles up by the A/c air intake to keep them away from sunlight to prevent algae. If you are unable to lift the bottles to bring them inside then I or a co-host will come over to the residence and bring the bottles inside.
