Sunny & beautifully furnished floor-through apartment in a historic Brownstone Townhouse. A short walk to Central Park & situated on a lovely tree-lined block, the charming townhouse which houses this homey flat, has the privacy & allure of sophisticated country living, in the most desirable neighborhood in Manhattan.

The apartment is a quiet sanctuary in the heart of the Upper East Side on E. 62nd Street between Park & Lexington avenues.

The townhouse which houses this 4-Room apartment is located within the Upper East Side Historic District known as Lenox Hill. It is the southern-most part of the Upper East Side and convenient to East Midtown. Great for couples, solo adventurers, and business travelers. No shares please.

The fully furnished apartment occupies the entire 4th floor (4 flights above the entry hall level) within the intimate townhouse and consists of two rear rooms in addition to a large front room. A full kitchen and bathroom complete the approximately 805 square foot apartment.

Two ornate marble fireplaces, sure to draw the eye in and give perspective to the spacious apartment, are found: one in the larger back bedroom and one in the apartment's front room.

Please note our base rate is a discounted single occupancy rate. There is an up-charge to add a 2nd and or 3rd monthly, regular or overnight guest/occupant. Though the apartment is furnished with 2 queen beds, the maximum occupancy for monthly guests is limited to 3 (including children).

The apartment provides for open cityscape views of distant skyscrapers and tranquil neighboring townhouse gardens to the South and sunny open views of East 62nd Street mansions and street activity to the North. Lovely furnishings and touches like crown moldings and original marble fireplaces add to the feeling of luxury. Bedding provided includes cotton blankets, down pillows, down quilts (winter months), bedspread or coverlet. Also provided are towels. Guests may also provide their own bedding and towels and save the bedding charge.

The galley kitchen is equipped with everything guests need to make basic meals and snacks including a stove/oven, refrigerator, dishwasher, microwave oven, toaster oven, french press, drip coffee maker, and electric water kettle. Pots, pans, cups, utensils & plates are provided.

The rear bedroom, facing south, is furnished with a queen-size bed with an iron and brass headboard/footboard, carved marble fireplace, antique bureau with marble top and chandelier. There is a small table and chairs in the corner of the room. The room also includes one hanging closet & two windows. The smallest room adjacent to the rear bedroom can be used as dining space den/office/lounge or for storage. The room is furnished with a drop-leaf table and chairs.

The front, north-facing room fills with light coming through the 3 lace-clad windows, which are state of the art thermo-pane, reducing noise & insulating well. Furnishings include an elegant four poster Ralph Lauren Queen. Bed Views of timeless townhouses and activity of East 62nd street to the north. A sitting area with loveseat is also included in this room plus an American Empire chest of drawers and fireplace.

The apartment is technically a 1-bedroom apartment designed with a small accessory room. To provide more flexibility to the apartment and a larger sleeping space, we've furnished the largest room, positioned on the street side, with a queen bed. This allows two adults to share the apartment, each having a queen bed. The apartment does not have a separate "living room."

We think you should know:
-This apartment is four flights up from the entry hall level (top floor of the townhouse) (5th U.S. floor or 4th Floor in Europe) so be prepared for some stair climbing.
-The apartment has both northern and southern exposures.
-The kitchen is older but still good enough to prepare your morning coffee and other basics, just don't expect to flex your culinary muscles.
-TV SERVICE: The apartment is equipped with one TV. The TV is equipped with a ROKU device for streaming Netflix, Amazon Prime or your favorite TV app through subscription. The choice of what to watch and what to pay for is up to you. To access fee-based programming, you must be a subscriber and login with your own username and password. Cable TV is not provided.
-Wi-Fi is provided with the monthly utility fee. Please note that the Wi-Fi is intended for basic residential use only such as emails, and not for heavy download of large data files.
-Guest won't be able to sit around a crackling fire – fireplaces in the apartment are only decorative.
-Air Conditioning is provided during Summer months (supplemental monthly fee)
-2 decorative fireplaces.
-To give the apartment more flexibility, we have set up a queen bed in the front room of the apartment (the room traditionally used as the Living Room of the apartment) so there isn't a separate Living Room. There is a sitting area within this room.
-Although there are 2 queen beds in the apartment, the maximum number of regular monthly guests permitted is two (no shares please).
-Only two guests maximum are permitted in the suite.
-A third guest may be approved on a case by case basis for an additional $650/month supplemental fee.
-This is a large full-floor apartment with multiple rooms.
-We offer a discounted single occupancy use rate. This discount is already built into the airbnb single occupancy monthly rate so please be sure to enter the correct number of persons who would be occupying the suite.
-For single occupancy use reservations, we prepare the queen bed in the front room. In essence, at the discounted rate, the apartment is used as a quasi-studio apartment.
-Guests who book for single occupancy may request use of the queen bed in the rear bedroom for a supplemental $50 per month utility/maintenance fee. This fee covers additional maintenance, cleaning & utility costs.
-For two persons requesting separate beds, we prepare both queen beds.
-In the Summer months we ask that the interior doors of the apartment be kept closed for maximum cooling efficiency.
-If a child under 10 years of age will be in occupancy (even part time) provisions must be made for the installation of window guards as per NYC regs. Guests/Occupants are responsible for the cost of the window guards hardware and installation @ an estimated cost of $150/window (6 windows). No children under 10 years of age may reside in the apartment unless the window guards are in place.
-There isn't a hanging closet in the Front Room. A wardrobe with drawers is provided.
-There isn't a tremendous amount of closet space in the apartment. This is typical of NYC apartments and older turn-of-the century buildings.
-Supplies for the apartment such as the 3 a/c units and a vacuum cleaner are stored in the closets of the apartment when not in use.
-There is a closet in the small bedroom and one in the larger back bedroom. There is also a hallway closet.

Covid-19 NYC Travel Restrictions
Asymptomatic travelers entering New York from another country, U.S. state, or territory are no longer required to test or quarantine as of April 10, 2021. ... All travelers must complete the Traveler Health Form unless the traveler had left New York for less than 24 hours or is coming to New York from a contiguous state.

Many variables can affect your stay with us. We are a small family-run business in the heart of one of the largest cities in the world. As a result of this unique situation, we have developed unique policies that allow us to provide guests with a small-town, intimate feel amid the bustle of NYC.

To avoid misunderstandings about our policies, we ask that guests familiarize themselves with the information provided herein. We apologize for the strict nature of some of our policies but we have found them necessary for a mutually agreeable stay for all our guests. Before booking, please review all details included in the entire listing and that it fits your needs and expectations and so there are no issues. This includes the descriptions for the rooms, the building and the listed rules and policies because once you book, it's final.

-1871 House apartments and suites are only available to book for a minimum 30-night stay. Unfortunately we can't make exceptions.
-As 1871 House is a historical building and retains much of its 19th Century structure, it is not suited for all accessibility needs.
-The charming, late 1800s townhouse, is not a modern structure – think creaky floorboards and things as such.
-This home was built in 1871, so there are signs of wear and tear.
-The suites are not equipped with a buzzer system
-There's no lift (elevator) in the building. Guests are responsible for transporting luggage to their booked accommodations.
-As this is NYC, you shouldn't expect the streets below to be quiet – there may be construction or traffic noise nearby
-Pets are not permitted. Sorry but we can't make exceptions.
-We provide a supply of linens & towels. We include sheet sets (flat & fitted sheets and pillowcases), down pillows, down duvets (in cool weather months), cotton blankets & quilts & towels.
-There isn't a laundry facility in the building. Guests have access to many neighborhood laundry and dry cleaning merchants that offer laundry service by the pound with free pick up and delivery.

APPLICABLE FEES:
-Guests are responsible for payment of all fees and taxes listed herein. Any supplemental fees add after you book are billed to you through the airbnb resolution center. All supplemental fees are listed below.
-In addition to the accommodation charge, there is a 1x exit cleaning fee of $200 and a 1x $100 linens fee to cover the cost of bedding. These two fees are already included with the airbnb total provided.
-If you are staying longer than 30 days or if you are staying multiple months, we add in a monthly cleaning charge of $150. The cleaning charge includes linen service. We add in the monthly cleaning fee if you after the first 30 days of your stay through the airbnb resolution center.
-The cleaning schedule of 1x per month assumes payment of our full asking price and no discounting. Guests are expected to maintain the premises on a regular ongoing basis during their stay including all appliances, bathroom and kitchen equipment and furniture. Guest is responsible for the removal of trash & recycling as needed and bringing it to the garbage cans in the front area of the house. The housekeeping fee shall cover only reasonable cleaning of the apartment/suite that has been regularly maintained throughout the term of the occupancy agreement and will not apply to extraordinary cleaning such as caked on stove and oven stains/grease (if applicable) or rug/upholstery cleaning.
-After you book, we add in a utility fee of $285. The utility fee includes heat, hot & cold water, gas, electric and wi-fi. If you are staying multiple months, this is a recurring monthly fee.
-During warm weather months, we charge a monthly a/c: $175/month: June, July, August, September & October (a/c is optional in the months of June & October). If you are booking this room for either of these months, please be sure to let us know if you would like to have a/c or not. If you are staying multiple months, the fee is a recurring monthly fee.
-Much like hotel, motel, and B&B stays, short-term rentals in New York State are subject to tax. Tax authorities expect short-term vacation rental hosts to collect short-term rental taxes from their guests and remit them to the proper authorities. We collect NYS Tax for all stays.

LOCAL TAX
-In regard to collecting local taxes for our listing in New York, airbnb has advised that it does not currently have a Voluntary Collection Agreement with New York so they are not collecting or remitting any of the taxes they require on our behalf. This means that we are responsible for collecting any applicable taxes from our guests and remitting those amounts to the proper jurisdiction. They further advised that we can collect taxes by sending a request through their Resolution Center as long as the taxes are clearly explained in our listing description, so guests are aware prior to booking. The lodging tax on a short-term rental is a percentage of the cost of the guest’s stay that is added to the price of the bill. The tax is paid by the guest separate from the accommodation charge.

-Tax will be calculated based on the nightly rate, and any fees that roll into the nightly rate (for example, the cleaning fee).
-Short-term rentals (less than 180 days) in New York City are subject to the below listed taxes.
-New York City Hotel Occupancy Tax: 5.875%
-NY City Hotel Tax: $2/room/night. A kitchen or kitchenette is considered to be a room for tax purposes.
-If you do not see tax listed as part of the total airbnb cost, it will be billed to you through the resolution center after you book.
-No tax is due from guests who are considered to be permanent residents. To be considered a permanent resident of New York State, a guest must stay for at least 180 consecutive days without interruption.

-We may decline stand-alone one-month reservations that leave undesirable gaps in our schedule.
-Before asking for a monthly discount, prospective guests should understand the apartment is already priced for extended stays. Therefore there is no need for us to apply a "monthly" discount. Short-term stays at hotels are noticeably more expensive. Also, please keep in mind we are at the low end of the offerings on airbnb and elsewhere and we can almost guarantee that we are at the high end for location and quality. Our rates are discounted for last minute availabilities.
-MINIMUM AGE REQUIREMENT of primary renter is 25 years of age (exceptions handled on a case-by-case basis).
-1871 House is a converted 148 year-old Brownstone. In that it is an historic building constructed in the year 1871 there is no elevator and all suites are accessed via our central open staircase.
-CHECKING IN: We will send check in instructions to you via message thread before your arrival date.
-SUPPLIES: Basic supplies such as dish soap, dishwasher pods, toilet paper, hand soap, shampoo and trash & recycling bags will be provided upon check in. It is the responsibility of the guest to replenish any items that they need if they run out.
-USPS Mail & UPS/FEDEX Packages: If host is present in the building, host will accept guest packages. Packages will be left in the interior entry foyer area. If guest is concerned about missing packages, one option is to direct packages to be delivered directly the closest access point location for delivery. At the time of this writing, for FEDEX, the nearest delivery access point is the Duane Reade Store on 61st Street and Lexington Avenue. Please inquire with FEDEX on how to have your packages sent directly to Duane Reade. The closest access point for UPS is the UPS store on 2nd Avenue and 62nd Street. There is an Amazon Hub Locker at Chase Manhattan Branch on 60th between Lexington and Park Avenue - 770 Lexington Ave, at Chase Bank, New York N.Y.

Missed Deliveries: If guest has received a missed delivery notice, guest should follow the instructions included on the notice. Missed UPS Packages could be re-delivered next day, sent back to sender or sent to the 2nd Avenue UPS store or other collection store in the area. We also recommend becoming a UPS Choice member so you can track and direct your packages more easily.

-INFANTS: The property is not equipped with cribs or pack-n-plays.
-The Property Owners reside on premises.

Terms & Conditions:
1. Unauthorized Guests: When more guests stay overnight or visit the space than the host has authorized for the reservation.

a. The number of occupants as specified in the rental agreement must be adhered to.
b. b. Only guests in the original reservation who’s IDs are verified in advance are allowed to stay in the apartment.
c. Unauthorized guests, any sublet, sublease or substitution of guests is prohibited.
d. If the number of guests staying in the apartment exceeds the number indicated on the confirmed reservation, the guest is responsible to pay the daily charge of $100/night for each additional person not registered.
e. The number of guests may never exceed the maximum number of guests permitted under this agreement. Children count toward the number of guests.
f. Overnight Guests: All individuals who will occupy the Premises during the Term must be listed on the airbnb reservation.
g. The primary renter may have 1 occasional overnight guest provided the primary renter has provided advance notice to the host and that the maximum occupancy limit (as stated herein) for the suite is not violated. Children and babies count toward the occupancy limits of the suite.
h. There is a supplemental fee of $65/night + tax for 1 overnight guest or $650 per month for a regular 2nd occupant. The fee covers additional operating expenses such as wear and tear, utilities, more prep and cleaning, water (showers, toilets, sink us), supplies such as towels and bedding, laundry & internet use.
i. The primary renter of the suite must be physically present when hosting an overnight guest.
j. Beds may not be added to any of the suites.
k. The occupancy agreement for your stay is based on a specific number of occupants. If after moving in to your suite, you expect a regular additional occupant please speak with us about making an adjustment to your agreement. Please keep in mind we utilize a hybrid version of the hotel model as far as guests and charges based on occupancy. This as opposed to an open-ended apartment model, although even conventional rental apartment pricing is somewhat based on occupancy where maintenance and utility charges can get adjusted. As one might already be aware, it is more costly to us when additional persons stay at the house in terms of additional housekeeping, laundry service, utilities and further wear and tear. We hope you understand and this is pointed out in our literature, website and lease contract.
2.NO SMOKING/NO CANDLES: There is no smoking allowed in the apartment, the building hallways or anywhere on premises, including in front of the building entrance. All candles or incense that burn with a lit flame are strictly forbidden, even if they are contained in a protective glass.
3.EXCESSIVE NOISE: Be Considerate. Kindly refrain from speaking loudly in the stairwell, playing loud music or hosting gatherings.
4. APT CLEANLINESS: Guest is responsible for the removal of trash & recycling as needed and bringing it to the garbage cans in the front area of the house. Guest shall take care to follow all governmental regulations applicable to garbage and recycling. We ask Guests to not leave dishes in the sink and to dispose of trash regularly. Please do not leave any open food or trash in the apartment which may attract unwanted pests.
5. Guest shall keep the Premises and all appliances, equipment and furniture clean and in good repair. Guest shall return the Premises at the end of the Lease Term in the same condition as received, subject only to reasonable wear and tear. Guest agrees to make no alterations to the Premises, including but not limited to the moving or removal to storage of any of Host's furnishings, without Host’s express written consent.
6.If guest is unable to accommodate cleaning on the day scheduled, we would try to find an alternate date as soon thereafter as possible. There is no refund for housekeeping services that have been declined. Host will give guest a minimum of 24 hours notice for a housekeeping appointment.
7. For security reasons, the Host may ask for an international guest's passport or local guest’s government issued ID upon or following checking in.
8. ACCESS TO PREMISES: Guest shall permit Host or Host's agent TO PERSONALLY manage inspections or showings of the Premises for rent or sale at reasonable daytime hours, including weekends, by prior appointment with twenty four (24) hours advance notice to Guest or fewer hours if Host agrees.
9. The Host or his agent reserves the right to access the apartment periodically during the guest's stay, even when the guest is not in, for the purpose of inspection or repair, for general maintenance, checking that local fire & health department codes are maintained, and checking that rules are being complied with. This is for the safety and benefit of the guest, as well as all of the other residents of the building. The Host or Host's staff will always knock before entering the apartment, and will only do so at reasonable hours so as not to disturb guest’s privacy. Additionally, exterminator service dates will be posted in the lobby for the convenience of the guest- and guests do not need to be present at that time unless they prefer.
10. The Guest damage deposit may be used to compensate the Host for reasons including but not limited to: covering damage or loss as perceived by the Host, any overstay after the check out specified on the reservation which will be accessed at the daily rate on the listing site, and any unauthorized charges made by the guest.
11. The Host reserves the express right to cancel any Guest at any time during their stay without advance notice, if it deemed that they pose a risk to themselves, the property, and/or the well-being of other Guests in the building. Furthermore, at the discretion of the management, any Guest who arrives for check in, that is perceived to pose a risk of any kind, will immediately be denied access to the rental property and will receive a full refund for the booking.
12. In the event that any Guest does not check out of the apartment at the expiration of the booking term on the designated date and time, Owner reserves the express right to pack all of the Guest's personal belongings and store them safely until the guest is able to collect them personally. The Guest will be charged a daily penalty for their stored belongings.
13. Hold Harmless & Indemnification. To the fullest extent permitted by law, Guest shall hold harmless and indemnify Host from any and all losses, claims, liability, lawsuits, allegations, expenses of any kind arising out of or in connection with the booking, including but not limited to injury to person and/or property, as well as any consequential damages, attorney fees, costs and/or expenses arising thereof. Such obligation on the part of the Guest shall exist regardless of any actual or alleged negligence or fault on the part of the Host. By accepting this booking, the Guest agrees to abide by the above hold harmless clause. The Guest expressly agrees to hold the Host harmless from any loss or liability that may arise during the term of the stay at this property and acknowledges that the Host is not responsible for any loss whatsoever.
14. If a child under 10 years of age will be in occupancy (even part time) provisions must be made for the installation of window guards as per NYC regs. 15. CONDITION OF THE PREMISES:HOUSEKEEPING/LAUNDRY The Premises shall be delivered in clean condition, furnished as shown to Guest. Guest shall keep the Premises and all appliances, equipment and furniture clean and in good repair. Guest shall return the Premises at the end of the Lease Term in the same condition as received, subject only to reasonable wear and tear. Guest is responsible for anything that requires excessive cleaning after checks out including extensive amounts of trash, debris, or food strewn throughout the property.

We strive to keep the weekly housekeeping fee as low as possible and can only do this with the help of Guest’s cooperation. Guest is responsible for regular ongoing maintenance of the apartment. The housekeeping fee shall cover only reasonable cleaning of the apartment/suite that has been regularly maintained throughout the term of the occupancy agreement and will not apply to extraordinary cleaning such as caked on stove and oven stains/grease (if applicable) or rug/upholstery cleaning.

LAUNDRY SERVICE: Linen service, if provided, is limited to bed sheets + 2 pillowcases per person and 2 towels per person.

BEDDING NOT INCLUDED WITH LINEN SERVICE (if provided): Quilts, coverlets, bedspreads duvet covers/pillow inserts & down duvets/decorative pillows, mattress pads, cotton blankets. These are laundered seasonally or upon occupancy turn over or at the discretion of the Host. Curtains & rugs may be cleaned periodically or upon occupancy turnover as determined by Provider/Host.

16. DAMAGES: If the Accommodation (or any part of it) or any of the Host’s personal property is damaged during the stay, beyond reasonable wear and tear, the Guest must 1. immediately notify the Host; and 2. will be liable in full for the costs of that damage. The Guest confirms that if there is damage to the Accommodation or any of the Host’s personal property over and above fair wear and tear and/or if the Accommodation is heavily soiled so as to require in the Host’s reasonable opinion an industrial clean then the Host may make appropriate deductions from the Security Deposit. Following termination of the occupancy term, Provider/Host agrees to return the security deposit to Guest, adjusted for any damages and outstanding bills. The security deposit shall be returned only after inspection by Provider/Host and Provider/Host determines that no damages, loss or injury (other than from reasonable wear and tear) has been done to the premises or property therein and that all charges and fees have been paid. Any deductions from the security deposit shall be documented.

17. Guest agrees to make no alterations to the Premises, including but not limited to the moving, rearranging or removal to storage of any of Hosts furnishings, without Host’s express written consent.

18. Early Check in and or Late Check Out – An early check in or late check out extension may be available at the discounted rate (50% on the nightly fee, assuming there is not already an adjacent booking). This must be pre-arranged in advance. Please contact Lia to arrange prior to your arrival or departure.

19. ANIMALS: Guest agrees that they will not bring any animals into the Accommodation

20. Furniture: Guest agrees not to bring any furniture into the suite or to move furniture within the apartment.

21. GUEST COMPLIANCE. Please review all of the terms and conditions of the reservation. Failure to comply with any of the apartment house rules & terms and conditions of the reservation may result in immediate cancellation of the guest's reservation without refund. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts all of the terms and conditions specified above and agrees to comply with same.

22. MODIFICATION. Please note that the Host reserves the right to modify any terms and conditions on the listing without advance notice to guest.

The convenience of living on the Upper East side, with everything anyone could need steps away. You'll love how you don’t even have to leave the neighborhood.

Set on a tree-lined street, the beautiful brownstone building is situated in the much sought after LENOX HILL neighborhood of the Historic Upper East side section of Manhattan and a 5 minute walk (0.2 mi) to CENTRAL PARK and some of New York's finest shopping districts. Bloomingdale is a couple of blocks away. The house is only three blocks from bustling East Midtown Manhattan and some of the City's fabulous and world renown Museums & galleries including the Metropolitan Museum of Art, The Frick Madison, MoMA and the Frick Museum. Carnegie Hall is 9 minutes away by Taxi or an 18 minute walk.

Hi! I'm a native New Yorker and have lived on the Upper East Side for upwards of 30 years. In 1997, my husband and I purchased our late 1800s townhouse on the Upper East Side and began the process of fixing it up, furnishing and decorating the various apartments. We mixed together beautiful antique furniture with antique reproduction pieces giving all the apartments in the house a homey and warm atmosphere. We've managed the house as a quasi extended stay b&b/extended stay residential for more than 20 years and enjoy meeting people from all over the world. I am a Columbia University graduate and also the proud mom of two wonderful daughters. My oldest daughter, Morgan, is a recent college graduate, and is a popular NYC based food blogger (@tooomuchfood) with over 100K followers. She's also a talented artist and photographer. My youngest daughter, Natalie, is a Sophomore at Columbia studying Political Science and Sociology. My husband Warren grew up in Westport, CT. Warren works full time as financial advisor to a large broker dealer bank. Warren and I enjoy going antiquing, collecting and gardening. Most recently we have taken an interest in sailing. Though we are basically on the same political side of things, we often spar about current events.
