Corte Campedella' is a beautiful, prestigious gated complex located amongst the vineyards in Bande, Cavriana, near Lake Garda. This spacious, rustic 2 bed room apartment is on the 1st & 2nd floor.
Residence 'Corte Campedella' is a beautiful prestigious gated complex located amongst the vineyards in Bande, Cavriana - on one of the 10 wine and food roads of Lombardy: 'La Strada dei Vini e Sapori Mantovani' and hence a paradise for lovers of Italian food and wine. The condominium consists of only 12 privately owned apartments in the peaceful Morainic hills just a 15 minute drive from Sirmione and Desenzano, on the southern shore of Lake Garda. The building was owned by the Gonzaga family from the end of the 13th to the start of the 18th century. This recently renovated spacious, self-catering, apartment (090 sq. metres) is on 2 floors (1st and 2nd) and is in an ideal location for family holidays as it is situated in private grounds accessed by an electronic security gate.
Guests will have access to all of the apartment 5a except the mezzanine area above bedroom 1. Access to the mezzanine area is forbidden and the Landlord cannot accept any responsibility for accidents caused by guests ignoring this instruction.
The Landlord will be available by e-mail and mobile phone to answer questions before and during a guest's stay

Once the landlord accepts a booking a contract will be sent out to the guest(s) for signature. This must be returned to the Landlord by e-mail or post along with passport details before keys will be posted out from the UK. Key are not available in Italy..
ARRIVAL/DEPARTURE & KEYS:
The Tenant acknowledges that arrival time at “Corte Campedella” is after 3pm and departuretime is before 10am. The Landlord advises the Tenant not to arrive too late as the apartment is in a rural area and can be more easily found in daylight. The Landlord kindly requests that the Tenants do not arrive before 3pm as the apartment will not be ready.
The keys and an information pack (including directions to the apartment) will be sent by the Landlord to the address of the party leader, unless otherwise advised) once the booking form and passport details have been received by the Landlord.
LEASE AND USE OF PREMISES:
Only the Tenants listed on the contract that will be sent out by the Landlord may sleep on the premises during the period of the lease agreement. The security deposit will be retained in full for non-compliance. In the event of premature handing back of the rental property or termination of the tenancy, the entire rent remains due for payment.
CHILDREN: Any children in your party must be properly supervised and all reasonable care will be taken of the house, garden, fixtures and fittings.
If the Tenant fully complies with all of the terms of the lease, there is no damage to the property or condominium grounds and the keys have been returned to the Landlord, the security deposit will be returned in full. If the Tenant does not fully comply with the terms of the Lease, the Landlord may use the security deposit to pay amounts owed by the Tenant, including damages. Any damage, breakage or spillage in the apartment or within the “Corte Campedella” complex should be reported so that it can be rectified as soon as possible. It is the Tenant’s responsibility to take good care of the keys issued. If the keys are lost, mislaid or stolen, all the locks to the property will be replaced. The cost of the replacement locks and keys will be borne by the Tenant in all circumstances and this will include the cost of replacing keys/electronic fobs, where applicable.
UTILITIES & SERVICES:
Utilities (water, gas and electricity) are included in the cost, as are bed linen, bath/ hand towels and face flannels. Tenants are kindly requested to provide their own beach/pool towels. Bed linen and towels will be changed for stays of two weeks or more. Tenants are requested to turn off lights and appliances etc. when not in use.
CARE OF PREMISES:
The apartment is cleaned thoroughly between each let. However, as only a limited period of time is available to clean, it is a condition of the let that the Tenants must keep and, at the end of the term, return the premises and its contents clean and in good order and repair (e.g. not leaving washing up in the sink ec.). If the Tenant defaults, the Landlord has the right to make repairs and charge the Tenant the cost. The Tenant will keep the grounds clean, shall be conscious of neighbours (keeping noise levels to a minimum, particularly before 8am, between 2pm – 4pm (siesta time) and after 10pm, will behave in a reasonable and considerate fashion at all times and will adhere to rubbish disposal, recycling and condominium rules. The Tenant must give the Landlord immediate notice in case of fire or other damage to the Premises. The Landlord will have the right to repair the damage within a reasonable time or cancel the Lease.
In the rear car park, the tenant will only park in the car port allocated to the apartment in which he/she is staying (i.e. 5A) which is clearly marked overhead. Alternatively the tenant can park in the grassed parking area off the white road leading to Corte Campedella.
RUBBISH DISPOSAL: The tenant is responsible for disposing of general waste. Please place in a small carrier bag (otherwise it will not fit in the communal silver bin) and use the green key fob found in the apartment to dispose of it inside the silver communal bin on the road leading to the condominium. Please ensure that the green key fob is returned to the key rack after use for the following tenants. Under no circumstances must any rubbish be left outside the silver bin otherwise it will not be collected and a local authority fine will be levied. The tenant will be responsible for the fine.
The recycling (i.e. glass/plastic bottles, tin cans, cardboard, paper, glass jars) must be collected in the recycling bins located in the kitchen in accordance with the instructions given in the apartment. The cleaner will dispose of this at the end of your stay and/or when she arrives to change the bed linen and towels.
Only those named in the lease agreement are allowed to enter the swimming pool if they abide by the following rules:
Children under 12 years of age must be accompanied by an adult in and around the pool area and children who are unable to swim must wear buoyancy aids at all times as the pool is not manned with a life guard.
The use of the swimming pool is at your own risk.
Children are the sole responsibility of their parents/guardians and it is also the parents’ /guardian’s responsibility to ensure that the children also abide by the following rules:
It is the Tenants’ responsibility to familiarise themselves with the pool, access and depths.
Swimming pools can be dangerous places if not used correctly, especially for children.
Tenants are responsible for their own safety and that of the members of their party, guests and friends.
It is forbidden to enter the swimming pool area with leather shoes
It is forbidden to use inflatable mattresses or similar in the pool, the only exception being lifebuoys or floating aids
Before entering the pool it is obligatory to have a shower located by the pool
It is totally forbidden to dive, play dangerously inside or outside the water or to behave in a way that is a nuisance to others.
It is forbidden to enter the water with plasters or wounds
It is forbidden to eat or drink by the pool
Barbecues are not allowed
Residents must not enter other owners’ private gardens
You must not hang any items out of the windows/on the window ledges e.g. towels/washing etc.
You are kindly requested not to swim in /use the pool in the hours of darkness.
LANDLORD MAY ENTER:
The Landlord, or the Landlord's agent, may at reasonable times, enter the Premises to examine, to make repairs and/or to maintain the pool and garden.
LIABILITY & INSURANCE:
The use of the accommodation and amenities are offered on the condition that they are used entirely at the Tenants’ own risk. The Tenant is strongly advised to acquire comprehensive travel insurance to cover cancellation on any grounds including but not limited to weather, strikes, delays etc. as well as personal loss and injury. The Landlord cannot accept responsibility for accidents, injuries, illness, death or loss, theft or damage to users' or visitors' property or belongings, including motor vehicles, however caused. The Tenant is responsible for all acts of the Tenant’s party. The Landlord is not responsible for failure of or disruption to any public or private services including but not limited to television, electricity, gas, water and/or equipment in the property or grounds.
The Tenant recognises that there is a swimming pool on the communal premises for which the Tenant will have use, along with owners and guests of other apartments within the “Corte Campedella” condominium and thus the Landlord is in no way responsible for any injuries or losses sustained by the Tenant, members of his/her family, friends or guests in connection therewith. The Tenant hereby indemnifies the landlord from any claims from any of the persons mentioned in the lease agreement in connection with the use to the pool during his/her tenancy or any loss or injury however sustained during the tenancy. The swimming pool will be open from May to September (weather permitting) unless in the case of unforseen circumstances, for which the Landlord cannot be held responsible.
The apartment is situated in a condominium and work may begin on a neighbouring property over which the Landlord has no control, nor is given prior notice of. However, in any event, the Landlord will always do her best to inform the Tenant of the facts in advance but if this is not possible, the Landlord cannot be held responsible.
PRIVATE MEZZANINE AREA:
There is a steep staircase to the private mezzanine area (off the main double bedroom) that is clearly marked as being out of bounds to guests. Should any guest climb up the stairs and have an accident, the Landlord will not accept any responsibility.
The Landlord and Tenant waive trial by a jury in any matter that comes up between the parties under or because of this Lease. In a proceeding to get possession of the Premises, the Tenant shall not have the right to make a counterclaim or set off.
If any part of the Lease is not legal, the rest of the Lease will be unaffected.
The Landlord's failure to enforce any of the lease shall not prevent the Landlord from enforcing such terms at a later date.
The Lease can be changed only by an agreement in writing signed by both the parties
The parties have entered into the Lease once the booking is accepted by the Landlord.
The Lead Tenant must be over 21 years of age and have read the lease agreement and agree to be bound by it for, and on behalf of, the entire party.
The Lead Tenant agrees to provide passport details of all party members plus any other information as required by Italian Law.
The apartment is on a condominium of 12 apartments and so all guest must show respect for the neighbours by behaving in a quiet and courteous manner. Noise levels should be kept to a minimum particularly before 8am, between 2pm - 4pm (siesta time) and after 10pm.
The tenants must adhere to condominium as well as rubbish disposal and recycling rules.
The use of the accommodation and amenities (including outdoor swimming pool) are offered on the condition that they are used entirely at the Tenants' own risk.
