THE APARTMENT IS IN A CONSERVATION AREA OF RYDE, ON THE ISLE OF WIGHT, CLOSE TO THE HOVERCRAFT TERMINAL ACROSS THE SOLENT FROM SOUTHSEA. IT IS A FEW MINUTES WALK FROM ONE OF THE BEST BEACHES ON THE ISLAND, AND WITHIN WALKING DISTANCE OF THE TOWN. IT HAS SEA VIEWS TOWARDS SOUTHSEA, OVER THE ROOF TOPS, AND YOU CAN STAND AT THE KITCHEN SINK AND WATCH THE SHIPS PASS BY IN THE SOLENT. THE HOVERCRAFT, IS A 10 MINUTE WALK. Top floor apartment in a grade 2 listed converted Victorian building, with lovely views over the roof tops to the beach and The Solent beyond, across to the city of Portsmouth with all its iconic sites, such as the Dockyard where Nelson's flagship, Victory can be seen, and Henry V111's Flagship The Mary Rose, housed in the new museum. Portsmouth can be reached by a 10 minute ride on the hovercraft across The Solent to Southsea. The top of The Spinnaker Tower can be seen from the front windows.
It is a short walk in to Ryde, and bus services are good, so a car is not needed but there is a dedicated parking bay in the rear car park if required.
The kitchen, lounge/dining room, and the smaller bedroom all have views to the front towards the beach and The Solent, and the master bedroom and large ensuite bathroom have views to the rear over Ryde town.
Linen is supplied, including towels but bring your own beach towels!
The master bedroom has a king size bed and very large ensuite bathroom, with bath and shower over. The smaller bedroom has a full size single bed, with a single bed trundle under, it has it's own bathroom at the end of the hallway. The lounge/dining room has views through sash windows to the beach, sea and across to the city of Portsmouth. The kitchen is well equipped and has those views while washing up!
There is a dedicated parking bay for the apartment in the rear car park, a bonus as there is time limited parking on street in the vicinity.
The Simeon Arms Pub in Simeon Street to the rear of the block and behind the car park, has live music nights on some Saturdays and holidays in season.
Please note there is a 3 night minimum stay during the low season, with a possibility of just 2 if the owner is contacted to enquire, rising to 4 and 5 nights, then 7 nights during the school summer holidays. Please contact the owner for details.
I am unable to do last minute bookings. The latest being a week prior, as I have to send out the keys by signed for post. Alternatively, I can make arrangements to meet on the mainland where I live if this is acceptable, or a meet and greet at the apartment if arriving around 3pm and it is convenient for me to get across that day.

Access is after 3pm to allow any changeover clean to take place, and departure is by 10am.
There is a 2/3 night minimum stay during the low season, rising to 4 and 5 and then a 7 night minimum stay during the school summer holidays with Friday as the changeover day to suit my cleaner.
I am available on my mobile to help in any given situation, and to hopefully, sort any issues out quickly.

Bookings should be made with allowance for the fact that keys are sent out, so very last minute bookings cannot be catered for, only those made at least a week in advance, unless by prior arrnagement. The keys are then left for the cleaner to collect, on departure, in the wooden bowl on the coffee table. Other key arrangements in a shorter timescale can be made by contacting the owner if necessary.
Strictly no smoking.
Please be aware of other neighbours at all times, and behave accordingly. Nothing is to be left outside the apartment or in communal areas outside.
Strict maximum policy of 4 occupancy.
To be left in a clean and tidy state on departure. All used linen to be removed and placed folded in the hall of the apartment prior to departure.
All rubbish to be removed and placed in the bin store in the car park to the rear prior to departure.
Soiled dishes and cutlery to be washed, dried and placed back in the drawers/cupboards prior to departure
All windows and the balcony door, to be closed and locked before departure.
All items and furniture to be left in the same place as upon entry.
The keys are to be left in the wooden bowl on the coffee table on departure for collection.
No linens damaged, removed or lost.
No early check in or late departure unless by prior agreement.
No facial wipes, baby wipes, cotton buds, feminine products etc to be flushed in the toilets at any time.
There are safety catches on all the sash windows for safety, so care on opening. Please do not remove.
Be aware of the venetian blinds in all the rooms, do not bend slats and care around children.
I am now in my early sixties. I live in Hampshire with my accountant husband and 2 dogs! I'm now retired.
Although life is quieter now, we still like to travel, go to shows, and look after our extended family, including grandchildren.
