Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

Close to the River Otter, with beautiful walks along the river and through ancient woodland, plus the East Devon Footpath passing along the lane outside. There are local pubs to walk to and just a 10 minute drive from the seaside town of Sidmouth.

Our vegan-run B&B is a really peaceful, tranquil space, surrounded by countryside & river walks & just 3 miles from Sidmouth sea front. You'll find games & books in the room, or enjoy chilling with the radio or Netflix, Disney or Prime. There's also a little beach hamper in the wardrobe! There are chairs & a little table on your patio, ideal for spotting wildlife! Children must be 12+ as we have a large wildlife pond.
