The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. A unique, close-to-nature bungalow on a private road between the sea and a large lake, next to the world-famous RSPB Snettisham bird reserve. Perfect for sailing, paddle boarding, cycling, walking or just relaxing on the nearby beach. The Beach House is clean, cosy, light and airy, it's comfortable but deliberately basic, running on solar power only, plus Calor gas for the water boiler and a wood fired stove for heat. No wifi but 4G usually strong. Power sockets suitable for phones and laptops.

The Old Paper Mill

Peaceful, romantic barn conversion in the grounds of an 18th century mill house on the river Wensum at Lyng Mill, North Norfolk. Swim in the river or light the wood burner - get back to nature in this cosy romantic setting. The Old Paper Mill was once the drying room for a Victorian paper Mill. It sits on the banks of the mill pond, a perfect wild swimming spot with its own outdoor shower. It is bright and airy in summer but warm and cosy in the winter months. We love dogs, all welcome.

Oulton Broad, has a variety of places to eat, a museum in the park and boat trips. Carlton Marshes is a stunning nature reserve and cafe. Lowestoft has a sandy beach with several cafes on the promenade. Southwold is a picturesque coastal town, a 25 minute drive away and Beccles, a beautiful market town on the banks of the river Waveney.

A perfect setting for couples in the heart of the Norfolk countryside on the outskirts of the historic Aylsham market town. 1 dog welcome, but not to be left alone in the property The Dairy forms part of Spratt's Green Farm and was completely renovated over 1.5 years, finished in July 2022. The property dates from the 1800s and whilst it now has all the nice bits you would expect, we have retained original features like exposed beams, old bread maker and copper boiler.

A natural haven is set down a long track and within the beautiful Broadland district (home to the Norfolk Broads and its wonderful wildlife), yet only a short drive/bus ride from the historic, cathedral city of Norwich, easy access to the outstanding North Norfolk Coast.

The Boat House is a wonderfully unique space which sleeps 2 in one bedroom/sitting room overlooking the Broad. Fully centrally heated, it has a kitchenette, wet room and a summer house. A pub and cafe are a short walk away. Hot tub rental (£85 per stay) available. We also have storage for bikes and there is a launching area for canoes and paddleboards a 5 minute walk away at the moorings.
