Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

The Annex

The Annex is attached to our home and has its own private entrance and shared back garden. There is a separate shower and toilet. The kitchenette has a fridge ,2 plate induction hob and a combination microwave . It is situated with in a mile from Horsham main train station. Gatwick airport is 20 min train ride .London Victoria is 1 hour 10 by train. Horsham is a picturesque town with lots to do. It has a farmers market, plenty of shops and restaurants.

Sheffield Park lodge is a special place to stay & has a style all its own. Formerly a game keepers lodge for the house on the Sheffield Park Estate (now a National Trust Garden), the lodge has been lovingly restored. Sitting in 14 acres of meadow and woodland, the lodge shares the driveway to our home while providing privacy. You will be perfectly located to explore the beauty, the heritage and excitement that East Sussex has to offer.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
