Our small above-garage guesthouse on the New York-Vermont border is a retreat from busy life. The open floor plan, airy apartment has windows on all sides & overlooks woods & meadow. The guesthouse is ideal for those looking to get away from electronics and the internet (note: no Wifi), and hike and bike the area’s trails, and/or paddle the Battenkill River and area lakes. Or just sit on the deck with a book and cup of tea or glass of wine. Pets are welcome (we do charge a small fee for pets)!

Five bedrooms, wood stoves, ample living space, and a cheery sun room with gorgeous views make this house one of a kind. Our backyard features an in-ground, heated, salt water swimming pool (open May to mid-Oct), fire pit (open year-round), large outdoor dining table, gas grill, and a deck with lounge seating and jacuzzi (open year-round). Parties and events are not allowed.

This space has its own entrance/key and is attached but separate from the main house. Apartment has outstanding Western waterfront views and sunsets. Space is appropriate for 1-3 people and there is parking for 1 car. Guests have their own private apartment but shared outside amenities including patio, firepit, playset, yard, grill, kayaks, paddleboards, canoe, and dock seasonally May-September. Shared outdoor 7-person hot tub.

This newly renovated carriage house is nestled in the Battenkill River Valley alongside a picturesque spring fed Marsh . The post and beam structure is private and quiet as it is distanced from my family home . The kitchen is stocked with a bounty of delicious local and organic self serve breakfast choices plus a wide range of organic coffees and teas.Please feel free to let us know if you have any dietary restrictions.
