Airbnb’s Short-Term Rental Regulation Toolkit is designed to help local governments across Australia leverage opportunities and address key regulatory levers for the short-term rental industry. We hope the toolkit will be a valuable resource that helps create fair short-term rental regulation that works long-term.

Registration
We support the introduction of mandatory, statewide registration systems for the short-term rental sector.
Thanks to years of collaboration with governments across the world, we’ve established a set of guiding principles that can be applied to registration systems, to improve transparency of the industry and help governments make informed policy decisions.
Housing
Australia is facing unprecedented challenges when it comes to housing. We’re committed to finding sensible, long-term solutions in partnership with governments to balance the benefits of home sharing with the needs of the community.
This includes: - Working with housing experts Urbis to assess Airbnb’s impact on housing affordability
- Sharing data and research with local governments to inform policy decisions
- Supporting governments to develop a visitor levy framework to help fund affordable housing initiatives
- Supporting statewide registration systems to increase transparency about the number of properties being used as short-term rental accommodation
- Introducing Codes of Conduct for the short-term rental industry to respond to rare nuisance issues and set clear standards of behaviour

“We are committed to supporting the sustainable growth of the visitor economy throughout Australia, ensuring that everyday people can benefit from the economic empowerment opportunities of hosting on Airbnb. Working with state and local governments on suitable regulations is so important to ensure the rules for our sector are balanced with these economic opportunities.”
Michael Crosby
Head of Public Policy, Australia & New Zealand at Airbnb
Economic empowerment
When guests travel using the Airbnb platform, they create a powerful ripple effect in local economies. Across Australia, a recent study by Oxford Economics found that Airbnb guests spent $12.4 billion (AUD) and supported 94,000 jobs in local communities across the country in 2022.

Trust and safety
We’ve invested heavily in safeguarding and promoting trust between hosts, guests and local communities. This work is delivered by cross-functional teams of expert professionals with backgrounds spanning risk intelligence to social work. Data
Data from our platform can assist governments by informing destination marketing strategy, as well as supporting regulatory discussions. With this in mind, in 2020, we introduced the City Portal a one-stop shop for relevant data and resources for local governments and tourism authorities. Today, more than 350 authorities have partnered with us to access the resource. We now offer the City Portal to all local councils across Australia on an opt-in basis.
Acknowledgment of Country
Airbnb acknowledges the cultural Custodians and Traditional Owners of the lands and waterways on which we live, work, and travel throughout Australia. We acknowledge the Gadigal people of the Eora Nation, whose ancestors walked the lands upon which our office stands and whose descendants continue to reside upon. We pay our respects to Aboriginal and Torres Strait Islander Elders past and present, acknowledging them as traditional Custodians of knowledge for Country, and we extend that respect to all Aboriginal and Torres Strait Islander peoples. We celebrate the enduring connections to Country, culture, and community, as well as the resilience, knowledge and stories of Aboriginal and Torres Strait Islander communities. Our work in Australia
